Missing and damaged shingles: define the repair

Understand a shingle repair proposal through location photographs, damage extent, matching limitations and a written scope.

A visible defect is the beginning of the appraisal

After wind or falling debris, a homeowner may notice a bare patch, lifted material or pieces on the ground. GAF explains that wind can loosen or remove shingles, including near roof edges. Make the price and completion record reviewable

The quotation should say what is included: access, removal, specified materials, waste handling, necessary adjoining work and the agreed finish. Identify exclusions and any concealed-deck allowance separately. Ask how a change in quantity will be priced and approved. Compare two proposals using the same roof area and scope; a lower total can conceal omitted work, while a higher total does not prove better performance.

After repair, request corresponding completion photographs and a brief account of what was actually installed. Keep the original appraisal, approved changes and final invoice together. Record the applicable workmanship terms and product information without assuming every problem is covered by a manufacturer warranty. If the contractor found an unrelated concern, it should appear as a separate observation rather than unexplained additional billing.

Use independent review to improve the questions
