Its roof may be governed by condominium documents and a corporation’s repair process. Why the postal search has two stages

The search first screens a Toronto postal prefix against this site’s territory. It then asks about the property and your authority to arrange work. A matching prefix does not prove that an exact postal code has been assigned, that an address is in Toronto, that the building is low-rise or that a contractor is available. Those points need confirmation before scheduling.

M5B, M5G, M5H and M5J are outside this site’s selected downtown-core territory. That is a business boundary carried into the enquiry tool, not a statement that every property in those prefixes is a condo. Condos can also be found in every other part of Toronto, so the property screen remains necessary for all enquiries.

Shared edges need an explicit plan

A semi-detached house or a freehold row house may have a roof junction beside another owner’s property. Ask the inspector to show the boundary of the proposed repair and explain any interface that could affect an adjoining roof. Do not assume that ownership of one home gives permission to enter, change or store equipment on neighbouring property.

Write down access arrangements, staging locations and the portions of the roof included in the quote. If the repair depends on another owner’s agreement or a shared assembly, establish that before authorizing it. Toronto context should change the appraisal
