WHEN · URGENT ROOF CONCERNS

Protect people first.
Document from safety.

An appraisal can wait when a part of the home is unsafe. This website and its message contact are not emergency dispatch.

Do not approach a hazardous area for a photo

Keep people away from a sagging or bulging ceiling, unstable materials, falling debris or water near electrical equipment. Do not stand beneath a visibly compromised ceiling, puncture it or approach wet electrical equipment. For immediate danger, leave the unsafe area and call 911 from a safe location.

Safe observations help a later inspection

If you can observe from a safe, dry position, note when water appeared, which room is affected and what weather was occurring. A photo of a stain is a record of the visible symptom, not proof of where water entered the roof. Do not climb, open roof assemblies or enter an unsafe attic to trace it.

Temporary protection needs a defined scope

Arrange appropriate professional help. Ask what temporary measures will cover, what limitations remain and when a permanent assessment is expected. A temporary intervention should not quietly become approval for an unrelated full replacement. Keep the agreed action and cost in writing when circumstances allow.

Separate urgent work from later decisions

After immediate risks are addressed, obtain the written findings and compare the repair options. Preserve any original photos and invoices. The review pack can help organize that record, but neither it nor an AI answer can declare a building safe to occupy or a roof safe to access.
