Roof leak investigation: follow the evidence
How to request a documented roof leak investigation for a Toronto house, with photographs, measurements, limitations and a clear repair proposal.
Start with the event, not a replacement conclusion
A leak investigation should explain what was observed, how the likely source was identified and what remains uncertain. For a Toronto detached house, semi-detached house or freehold townhouse, the useful starting point is a short history: which room was affected, when moisture first appeared, whether rain was wind-driven, and whether snow was melting. A dry inspection after an intermittent leak may not reproduce the conditions. That limitation belongs in the report.
GAF identifies damaged shingles and deteriorated flashing among potential roof leak sources. Those possibilities are starting points, not a diagnosis of your house. The visible ceiling mark may be some distance from the exterior entry because moisture can travel through the assembly. An assessment needs to connect the inside observation with the roof area rather than simply pointing to the nearest feature.
Collect a safe, useful observation record
Photograph the affected room from an ordinary standing position if the area is safe. Take one view showing the room and another showing the mark. Record the date, weather and whether the mark changed. An old stain without a known date is different evidence from a fresh spreading patch during rainfall. Keep original image files; labels can be added to copies.
Do not climb onto the roof or enter an unsafe attic to improve the evidence. Keep away from bulging ceilings, wet light fittings, exposed electrical equipment and areas where material may fall. Do not pierce a ceiling or place yourself beneath a sagging area to catch water. Immediate safety assessment takes priority over completing a photo checklist; use emergency services for immediate danger.
What the written inspection should contain
Ask the contractor to identify the inspected roof section on a simple sketch or annotated photograph. The record should distinguish direct observations from inferred causes. “Open joint visible at image F3” is an observation; “this is the likely entry point during easterly rain” is a reasoned conclusion that needs an explanation. Areas obscured by coverings, snow or access restrictions should be marked as uninspected.
Useful measurements include the approximate affected repair area and the length or quantity of components proposed for replacement. Each measurement needs a unit and a method: directly measured, derived from a plan, or estimated from images. Precision should reflect the method. A photograph without scale cannot establish an exact dimension, and an exterior image cannot demonstrate that concealed timber is dry or sound.
Separate investigation, temporary protection and permanent repair
These may be different pieces of work with different prices. A diagnostic visit can produce findings without authorizing repair. Temporary weather protection may reduce exposure while conditions or materials prevent permanent work. Its limitations, inspection needs and intended follow-up should be written down; it should not quietly become a permanent solution by default.
For the permanent proposal, request the specific location, materials, quantity assumptions, access arrangements and finish restoration. Ask which interior drying or ceiling repairs are included and which require another trade. If concealed damage is possible, agree how photographs, additional findings and a priced change will be presented before extra work proceeds. A blank promise to “fix any damage found” gives too little control.
Confirm whether access arrangements affect the appointment: a narrow side passage, locked gate or adjoining property may require coordination. Supply only relevant information. A postal prefix confirms neither safe roof access nor permission to enter a neighbour’s property; those details belong in the agreed plan.
Review the reasoning before you approve
A useful question is: what evidence supports this repair rather than another repair or further investigation? Ask how successful completion will be recorded and what to do if moisture recurs. No single dry afternoon proves every weather-dependent leak has been eliminated. The completion record should explain the work performed and any remaining monitoring or investigation, without making an unsupported guarantee.

Ask it to separate observations, assumptions and recommendations and produce questions for the contractor. AI cannot see concealed conditions or certify the cause. Where the evidence remains unclear, a qualified second inspection is more useful than a more confident generated answer.
